The Kupari tourism development is one of Croatia’s most significant tourism infrastructure projects. It occupies an exceptionally attractive location, just 6 km from Dubrovnik’s Old Town, which has remained derelict since the end of the Croatian War of Independence.
The development covers 13.12 hectares of land and 8.6 hectares of sea area and will include a 150-room hotel, a spa resort, additional apartments and beachfront villas, together with supporting beach facilities. This is the second investment in Croatia involving Four Seasons Hotels and Resorts, following the project on Hvar.
The architectural design was entrusted to Zagreb-based Studio 3LHD d.o.o., while Tering was appointed to provide the complete range of MEP engineering services, including concept and preliminary design, main design, tender documentation, detailed design and as-built documentation. The investor originally intended to obtain the building permits during 2023; however, subsequent developments—including a change in the investor’s ownership structure and amendments to the urban development plan following an agreement between Croatian Waters and the investor to divert the Taranta torrent—extended the programme. Adoption of the final amendments to the Kupari I Urban Development Plan in mid-2024 cleared the way for the location permit. Once the location and building permits have been obtained, construction is expected to take approximately two years, making completion of the complex by the end of 2026 a realistic prospect.
